A comprehensive CAT A refurbishment of a prominent 14-storey office building in London.

The building comprises 13 floors of office accommodation, a spacious ground  floor featuring a reception atrium and café, and three basement levels dedicated to car parking and plant areas. 

The works include the installation of both concealed and exposed mechanical and electrical (M&E) systems, carefully designed to align with the architectural vision while allowing for future tenant adaptability.   Interior upgrades will feature new raised access flooring, suspended ceilings, and energy-efficient LED lighting to create a clean, contemporary environment. 

Core areas such as lift lobbies, WCs, and circulation spaces will be fully refreshed to ensure a consistent and high-quality finish throughout the building. Enhancements to the building fabric will improve both thermal and acoustic performance, supporting energy efficiency and occupant wellbeing. Additionally, smart building technologies will be integrated to enable real-time monitoring, enhance operational efficiency, and elevate the overall tenant experience.

Due to the presence of existing tenants, the refurbishment will be delivered in carefully planned phases. A detailed phasing strategy has been developed to ensure minimal disruption, with tenants temporarily relocated to designated swing spaces during construction.
