32 new affordable homes designed to a Passivhaus standard, on the site of the former Army and Navy Public House in Newham.
The former Army and Navy Public House site in Newham has been reimagined as a high-quality, sustainable residential development, delivering 32 new affordable homes designed to Passivhaus standards. The scheme comprises a mix of spacious flats and duplexes—many with three or more bedrooms—arranged across two thoughtfully designed blocks ranging from three to five storeys.
A rooftop-mounted communal air source heat pump (ASHP) system provides low-carbon heating and cooling to all units, supporting energy efficiency and resident comfort. Beyond the homes themselves, the development enhances the local environment with a strong focus on biodiversity and wellbeing—including new green spaces, tree planting, a children’s play area, outdoor gym, informal sports zone, and improved lighting and landscaping throughout.
