New 3653m² , two storey SEND School of modular construction located in London, designed to be Net Zero Carbon in Operation. 

The 150-place school will be a state-of-the-art specialist school specifically designed for neurodiverse children.

Energy efficient measures include highly efficient reversible heat pumps for heating and chilled water loop, high efficiency lighting and a fossil fuel free site.

It was a challenging project, with constraints including the proximity to the National rail depot, resulting in the need for no opening windows due to the noise, this resulted in more difficult overheating challenges and SEN acoustics, cold draught and ventilation criteria.

There was also the added challenge of balancing stringent overheating, energy and daylighting targets, set by the Department for Education (DfE).

The M&E team championed BREEAM, embedded the requirements carefully, and checked drawings with the Sustainability team in person before issuing which led to good coordination.

Project achieved a score of 98% (our highest score) and a BREEAM Outstanding rating at design stage.
